It is tempting to treat Sun City West as Sun City with a different postcode. Underground, that would be a mistake. Its neighbour is essentially one build era; Sun City West was constructed across roughly two decades, from 1978 to 1997, which in Arizona spans three distinct plumbing generations.
The earliest streets sit at the tail of the copper-under-slab era, where copper usually fails where it was bent or where it rubs against a rebar chair. The middle of the community is solidly copper. The latest phases start to bring in CPVC and early PEX, where the transition fitting between two materials becomes the weak point. Same community, three different searches.

Sun City West was built by the Del Webb Corporation between 1978 and 1997 and is a community of roughly seventeen thousand homes, lying a couple of miles west of the original Sun City. The Census Bureau puts its median year of construction at 1990, with only about one home in five predating 1980 — and owner-occupancy is among the highest anywhere we work.

Why the build year of your street matters
Because it changes the first hypothesis. On an earlier home we expect a bend or a rub-point failure and we plan the trace accordingly. On a later home we look hardest at transitions and fittings. Getting that right is the difference between locating a leak in one visit and wandering a property with a microphone.
The symptoms, unhelpfully, look the same in all three cases: a warm patch of floor, a section that never dries, a faint hiss in a silent house, a meter that will not settle. So we do not diagnose from the symptom. We isolate, pressure-test, trace and listen, in that order, and nothing is opened until the loss has an address.

Four recreation centres and seven golf courses
The Recreation Centers of Sun City West operate four recreation centres — Beardsley, Kuentz, Palm Ridge and R.H. Johnson — and seven golf courses. Palm Ridge has both an outdoor and an indoor pool, and R.H. Johnson has an outdoor pool with a deck and fountain.
That is an unusual amount of shared water for a community of this size, and shared water has a specific problem: nobody lives above the pipe. Common-area irrigation and pool plumbing can lose water for a long time with no damp wall, no stained ceiling and nothing at all to prompt a call — only a consumption figure that has crept upwards.

EPCOR, and houses that sit empty
Water service in Sun City West is provided by EPCOR Water Arizona’s Sun City West water district. As everywhere, a utility looks after its own side of the meter and everything on the house side is the property owner’s — so a meter that keeps moving with the house shut off is a search rather than a billing question.
And as in its neighbour, a good number of homes here are unoccupied for part of the year. Note the meter reading before you leave, with everything inside switched off. A leak in an empty house runs until somebody looks.

No, and this is the most useful difference to know. Sun City is essentially one build era with a median year of 1973.
