Leak detection in Gilbert

Still legally a town, and one of the youngest large places in the Valley — which puts nearly all of its buried pipe in the same generation.

Gilbert’s housing is young and consistent, and its lots are generous. Both facts matter. Young housing means PEX and newer copper underneath, which rarely fails along its length but does fail at fittings and manifolds. Generous lots mean long private runs: more buried supply line, more irrigation, more distance between the meter and anything anyone would notice.

Put together, that produces the most common Gilbert call we get, which is not a flood at all. It is a bill that climbed, or a meter that will not sit still, with a house that is completely dry inside.

Gilbert is still legally a town, despite being larger than most Arizona cities, and it is one of the newest large places in the Valley: a median year of construction of 2003, with well over half the housing built since 2000, only a sliver predating 1980, and a high single-family share.

Long runs, quiet losses

The service line from the meter to the house is the piece of plumbing homeowners think about least and own most completely. On a large Gilbert lot it can be a substantial run of buried pipe, and when it weeps there is nothing above it to get wet — no ceiling, no wall, no floor. The only witness is the meter.

Irrigation is the other silent one. Valves, lateral joints and drip runs all fail underground, and desert landscaping hides the result: moisture under decorative rock is invisible until the colour of the stone changes. On City of Phoenix Water Services’ own reckoning the larger part of household water is used outdoors, so the odds sit outside before they sit inside.

What fails in a house built in the 2000s

Fittings, manifolds and the elbows where a line turns up out of the slab. That is genuinely most of it. Newer pipe does not corrode along its length the way mid-century galvanized did, so the search is for a point rather than a stretch, which rewards isolating zones and pressure-testing them one at a time.

When a Gilbert slab leak is real, it is usually small: a warm patch of floor, a faint hiss in a silent house, a meter creeping overnight. We prove the loss, trace the line, listen along it and confirm with thermal imaging before anybody discusses concrete — and a post-tension slab is not cut until the requirements around cutting have been respected.
